Where you live
Your home policy does not cover rising water. A flood policy does.
Flood is the coverage Florida homeowners assume they already have. Water that rises off the ground and comes in at the door is a separate event to an insurer, so it takes a separate policy. It is quoted for properties across Florida, alongside the home or renters policy you already hold.
- Building and contents are two coverages, bought separately. A renter can take contents alone, and an owner who takes only building coverage has nothing on what is inside.
- The policy carries its own deductible and its own limits, apart from the hurricane and all-other-perils deductibles on your home policy.
- It answers for water that rises: storm surge, a canal over its bank, a street that cannot drain. Water from a failed pipe or a damaged roof is the home policy's side of the line.

What Florida flood insurance covers
We shop the market for you across 30+ carriers
Florida flood insurance is a policy of its own, and that is the whole point of this page. A home or renters policy answers for water that arrives through a damaged roof or a failed pipe, and not for water that rises off the ground and comes in at the door. Those are two different events to an insurer, and only one of them is a flood.
Much of Broward County sits low and flat, and a property does not have to be on the water or in a high-risk zone to take on a foot of it after a storm. The office is in Sunrise, and flood is quoted for properties across Florida, usually beside the home or renters policy it sits next to rather than inside.
Building coverage
The structure and what is attached to it: the floors, the walls, the systems and the built-in fixtures.
Contents coverage
What is inside and movable. Furniture, clothes, electronics, bought as its own part of the policy.
Flood Insurance FAQ
Does my homeowners policy cover flood damage?
No. A home or renters policy answers for water from a damaged roof or a failed pipe. Rising water is a different event and sits on the flood side of that line, under a policy of its own. It is the gap that turns up most often in a coverage review.
Do I need flood insurance if I am not in a high-risk zone?
You can buy it wherever the property sits. Much of Broward County is low and flat, and a property does not have to be on the water or in a high-risk zone to take on a foot of water after a storm. If your lender does not require it, the decision is yours, and it is easier to make with the price in front of you.
I rent. Is flood insurance worth it for me?
The building belongs to your landlord, and whatever they carry on it does nothing for your furniture or your clothes. Contents coverage can be bought on its own, and that is the part a renter needs.
