Where you live
The building is the landlord's. What is inside it is yours.
If a fire, a theft or a neighbor's burst pipe reaches your unit, the landlord's policy pays to repair the building and stops there. It does not pay for what is inside, and it does not pay for somewhere to stay if a covered loss leaves the unit unliveable.
- Covers your own belongings, down to the bike in the hallway, and in most policies they stay covered when you take them out with you.
- Does not cover the building, the roof or the water heater. Insuring the structure is the landlord's job.
- Does not cover flood. Rising water needs its own policy, which is worth asking about in a ground-floor unit.

What Florida renters insurance covers
We shop the market for you across 30+ carriers
Florida renters insurance covers your side of the lease. The building belongs to the landlord and so does the policy on it, which is the part most renters assume covers their own belongings. It does not. A renters policy is about what you brought into the unit, what you are responsible for while you live there, and where you go if the unit cannot be lived in.
It is the least expensive policy most people ever buy and the one most often skipped, usually until a neighbor's burst pipe reaches the floor below. From the office in Sunrise, renters policies go out across Broward County and the rest of Florida, and they are quick to quote because there is little to inspect.
Personal property
Your belongings inside the unit, and usually some cover for them when they are away from it.
Personal liability
If a guest is hurt in the unit, or water from your side of the wall reaches a neighbor's.
Loss of use
Somewhere to stay, and the cost of staying there, if the unit cannot be lived in.
Medical payments
Smaller medical costs for a guest hurt at your place, settled without a liability claim.
Renters Insurance FAQ
Does my landlord's insurance cover my belongings?
No. The landlord's policy covers the building and the landlord's own liability. If your television is stolen or a leak ruins your furniture, the claim goes on your policy rather than on the landlord's, which is the gap a renters policy is written to fill.
My lease requires renters insurance. What does it ask for?
Florida leases commonly set a minimum amount of personal liability and require the landlord or the management company to be named as an interested party, so they hear about it if the policy lapses. Send us the clause and we will quote to what it asks for instead of guessing at it.
Can my roommate and I share one policy?
Usually not. A policy covers the people named on it, so a roommate who is not a relative and is not listed has no liability cover under yours and no cover for their own belongings either. Two policies on the same unit are the normal arrangement, each one written for what that person owns.
