Where you live
What a home policy covers, and what it leaves out
Your house, what is inside it, and what happens if someone is hurt there all sit on one policy, each part with a limit of its own. Bring your current declarations page to the office in Sunrise and we will read it with you, quote the same coverage with more than one company, and show you the difference before you sign anything.
- Four limits on one policy: the structure, what is inside it, liability, and somewhere to live during repairs. A claim is paid out of one of those four, so which limit matters depends on what went wrong.
- Flood is not part of a home policy. Water that rises from outside is written separately, so we quote the two together.
- Hurricane damage carries a deductible of its own, separate from the one that applies to everything else. It is worth knowing that number before a storm is named.

What Florida home insurance covers
We shop the market for you across 30+ carriers
A Florida home insurance policy is four separate parts under one premium, and most of the confusion about what a policy does comes from not knowing which part is paying. One part rebuilds the structure. One replaces what is inside it. One answers for someone being hurt on the property. One pays to put you somewhere else while the repairs happen.
What makes a policy here its own problem is wind, water and the age of the roof, and two carriers can read the same house very differently because of them. The office is in Sunrise and the quoting is done across Florida, which matters on this coverage more than most: the same roof is priced differently from one carrier to the next.
Dwelling
The structure itself and what is built into it: walls, roof, floors, cabinetry and the systems inside them.
Personal property
What you would take with you if you moved. Furniture, clothes, electronics, what is in the closets.
Personal liability
If a visitor is hurt at the house, or someone in the household damages property that is not yours.
Loss of use
Somewhere to live, and the cost of living there, while a covered loss is being repaired.
Home Insurance FAQ
Does home insurance cover flood damage?
No. Rising water is excluded on a home policy and covered by a separate flood policy, whichever zone the house sits in. We quote the two side by side so you can see what each one pays for and what adding it costs.
Why does the premium change as the roof gets older?
Wind damage starts at the roof, so companies price for its age and its material. Some will not write a new policy past a certain age while others still will, which is why the same house comes back at different prices. It is the first thing we look at on your declarations page.
How much coverage should the structure carry?
Enough to rebuild the house as it stands now, which is not the price you paid for it and not what it would sell for. We go through the square footage, the finishes and what construction costs in your area, and put that number in front of you instead of carrying over whatever the current policy says.
